Our diverse portfolio of almost 16,000 properties worldwide facilities our continued growth globally.  Our dedicated team is expanding, and we are looking for a Senior Construction Manager who embodies our company purpose of building enduring relationships and brighter financial futures.  The Senior Construction Manager is an integral position on our Real Estate Operations Team.  This role is responsible to assist in the creation and execution of the annual strategic capital plan, including administration of capital construction projects and routine maintenance for our national portfolio of commercial and industrial real estate. The Senior Construction Manager exhibits exceptional communication, time management, and organizational skills, often working under pressure to coordinate with internal resources to ensure projects are completed according to budget and timeline.Duties of the Sr. Construction Manager include, but are not limited to: Leadership Responsibilities:
  • Provide subject matter expertise for department processes and training materials and in collaborative discussions.
  • Provide timely feedback to direct employees and leadership, delegate tasks.
  • Foster a positive work environment for professional growth and development of team members.
  • Act as a player-coach, including identifying training opportunities and implementing training modules to enhance the team’s understanding of key concepts.
  • Ensure that goals and objectives are met by anticipating and responding to changes or needs of team members.
  • Provide leadership and expertise to support, develop, and motivate team members to achieve business goals and objectives.
  • Conduct training/workshops and curate learning opportunities for self and others, including development plans for junior team members.
Construction Management Responsibilities:
  • Manage capital construction projects and due dates to ensure timely completion.
  • Actively manage simultaneous projects and programs, including coordinating with clients, managers, and partners.
  • Coordinate with Property Management teams from budgeting preparation to project closeout, including reviewing and approving all related invoices and supporting documentation.
  • Analyze data and summarize it into actionable insights that will guide program decisions.
  • Develop and enhance relationships with internal and external stakeholders and help
  • to identify best practices.
  • Ensure cost effectiveness through vendor selectivity and expense controls for capital construction projects and maintenance/repair programs.
  • Provide forecasting estimates and assist in the preparation of the annual operating and capital budgets.
  • Identify opportunities to improve internal processes and communication within construction projects and maintenance programs.
  • Implement quality control measures to ensure vendors adhere to minimum standards, company policies, and contract requirements.
  • Review project scopes, assemble proposals and participate in vendor selection decisions.
  • Coordinate inspections, repairs, and capital construction work pursuant to leases with landlord obligations.
  • Track critical tasks and dates, project status, and progress along with contacts and correspondence.
  • Oversee closeout documentation, including work orders, change orders, and remittance of invoices.
  • Participate in ongoing discussions with property managers, contractors, consultants, and required third parties to ensure minimal tenant disruption.
  • Support Property Management teams with scope analysis, vendor selection, and resource allocation.
Administrative Responsibilities:
  • Manage capital construction pipeline to track all activity and project status.
  • Create, update, manage and close out all project-related tracking documents.
  • Create/manage project timelines and communicate updates to key stakeholders.
  • Receive, code, review, approve, and ensure the accuracy of Program invoices.
  • Schedule calls and provide agendas for internal and external meetings.
  • Procure and execute contractor agreements.
  • Special projects and other duties as assigned.
Requirements: 
  • Self-motivated with the ability to execute in ambiguous situations, take the lead without explicit instructions, and effectively use resources.
  • Highly organized, with strong analytical skills and the ability to multi-task in a high-paced environment.
  • Demonstrated ability to prioritize multiple projects and tasks.
  • Demonstrates the utmost attention to detail.
  • Strong oral and written communication skills and presentation abilities.
  • Strong interpersonal skills include establishing rapport with various professionals via phone and e-mail.
  • Solid grasp of quantitative data.
  • Excellent PC skills, including Outlook, Teams, Word, Excel, and PowerPoint.
  • Existing knowledge of, or aptitude to learn, Yardi software.
  • 7+ years of experience in capital construction and building improvement within the commercial real estate sector preferred.
  • 3+ years of experience directly and/or indirectly managing a team preferred.
  • Experience working for a principal real estate investment company or REIT is preferred.
  • Direct experience with complex construction/development matters.
  • It is expected that to perform the duties of the position a qualified candidates will have bachelor’s degree in construction management, architecture, engineering or business.

You may be eligible for an annual discretionary bonus and an annual discretionary stock award, (dependent on date of hire) to be discussed during the initial phone interview. Base salary and total compensation package determined by the candidate's experience, knowledge, education, skills, performance, and abilities, as well as internal equity, company performance, and alignment with market data.
